1 - Client acknowledges this is a limited listing service agreement. Client has pre-paid for marketing services with List With Porch LLC. Once listing goes live on MLS, the client will coordinate showings and negotiate contracts.
2 - Client must submit signed disclosures required by MLS and signed listing agreement before being able to have their property listed on the MLS.
3 - Client acknowledges and is aware that Listing agent, Gentry Radwanski, has partial ownership in List With Porch LLC.
4 - Client understands that the pre-paid fee made to List With Porch LLC is for services rendered to prepare and market property and is not a commission. The client will pay the partner agent a flat fee commission at closing of $99 at closing in addition to an agreed upon % to cooperating broker (also known as a Buyers Broker/Agent).
5 - Client acknowledges that home will not be put on MLS until this listing agreement is signed, the property disclosures are filled out and photographs are scheduled/completed. MLS requires a listing agreement with a licensed Charleston Agent/Brokerage, completed property disclosure/s and at least one photo. Failure to comply with these any or all of these requirements will result in your home not being listed. List With Porch LLC will not provide a refund should your listing fail to meet these requirements.
